What do you think... Seal of approval?

Numerous fist-sized holes, improperly installed tie-offs, tons of loose shingles just falling out (they had been stapled, no roofing nails anywhere but along the ridges), no evidence of roof sealant used... Anywhere, and lastly.... Rotton beams. Every step was met with about half an inch of sag. Yikes! Seven year old roof with a twenty year warranty, but... *surprise!*

The company that did the work is now going by a different name and won’t honor their work.

Other than the roof it’s a beautiful, very well-kept home.

How does this happen? When they did my roof it got new sheeting and was inspected by the city. I even made them come back and fix some flashing.

Sounds like they should get a discount on removal, since it’s so poorly attached.

I guess it’s not a big deal for you to get up on roofs, but I still recommend using it as an excuse to buy a drone to check out those hard to reach places.

Good question. There’s a competent property manager and very intelligent homeowners who aren’t the type to get screwed over by a shady contractor.

That was super common for the small companies offering lifetime warranties for new windows, but I didn’t realize I’d find it here too. I’ve always wondered how much work it would be to go after a company that does this

(edit) Milgaurd if called wo uld sometimes honor the warranty that these small outfits skipped out on, and it seemed like they got a ton of customers for life for doing that.

The shingles don’t look like they were overlapped properly. It looks like they were held back an inch or two.

Presumably it still wouldn’t be your responsibility but I did have rain get into a middle floor apartment. They replaced the exterior siding and somehow fucked that up badly enough that water was flowing from outside into my bedroom ceiling.

This is always why I laugh when a roofer promises their work for 20 years.  Its easy for them to tell you they will, its also easy to simply not do it.

And unfortunately it doesn’t matter if the structure underneath is rotted. I wonder if insurance would cover this sort of thing, but I’m guessing not.

We had water get ting in from really bad driving rains and damaging our walls and floor in the back, and it was really hard to diagnose, because the roof was mainly sound. We ultimately found the weak point was the juncture where the turbine vents installed in the roof met with the shingles.

This is just a good old fashioned shit show that the owners had to just be ignoring. Also, here in Texas, repeated water invasion like that leads to the huge danger of mold, a major problem here. I don’t know about the PNW, but I bet it’s a concern there as well?

My parents’ found water intrusion from a leaking roof and blocked drainage in their house that the contractors thought had probably been going on for at least a decade (wasn’t caught by the inspection when they bought it). No signs except for possibly some exterior paint that peeled more quickly than expected. They only found it because a radiator pipe burst and caused more obvious damage at the base of the same wall. Apparently the whole thing was full of black mold though. They basically ended up having to take the room down to studs and rebuild.

When I did my roof, the city charged me for a permit, but never inspected. They just wanted my money . Luckily I have a roofing contractor that my dad has used hundreds of times over the last 30 years (my dad is a general contractor) that I could trust.
